• Typically from 45 to 60 days, from beginning of due diligence to closing based on complexity

Funding Amount

• We will purchase a property or portfolio for up to 100% of its appraised real estate value (subject to minimum rent coverage requirements, if applicable).

  • Multi-facility transaction with opportunity for repeat business
  • Good licensing and regulatory record
  • Facilities at or near stabilization with good occupancy trends and leasing history
  • No minimum or maximum transaction limitation
  • Development considered on a case-by-case basis

• Skilled nursing
  • Lessee with significant experience in property type and local market
  • Good quality mix with adequate Medicare, private pay census
  • Multi-facility transaction with opportunity for repeat business
  • Good licensing and regulatory record
  • Facilities at or near stabilization with good occupancy trends and leasing history
  • No minimum or maximum transaction limitation
  • Development considered on a case-by-case basis

• Hospitals
  • Lessee with significant experience in property type and local market
  • Well maintained physical plant with satisfactory capital equipment
  • No minimum or maximum transaction limitation
