  • Skilled nursing
    • Lessee with significant experience in property type and local market
    • Good quality mix with adequate Medicare, private pay census
    • Multi-facility transaction with opportunity for repeat business
    • Good licensing and regulatory record
    • Facilities at or near stabilization with good occupancy trends and leasing history
    • No minimum or maximum transaction limitation
    • Development considered on a case-by-case basis
  • Hospitals
    • Lessee with significant experience in property type and local market
    • Well maintained physical plant with satisfactory capital equipment
